When a client tells me they want to buy a property and turn it into an Airbnb, we don't start by looking at every home that might work as a short-term rental. The first thing we do is search for existing short-term rentals that are already operating and are now for sale.
That approach gives us something every investor should want before making an offer: real-world information.
Here are the three major reasons we start with existing STRs — plus one bonus that can make a meaningful difference.
- We Can Underwrite the Property Using Actual Performance
One of the biggest challenges with analyzing a potential Airbnb is estimating how much revenue it can realistically generate. Market-based projections — estimated nightly rates multiplied by assumed occupancy — can be useful, but they're still estimates.
When we find an existing short-term rental for sale, we can request the property's operating history and use actual revenue data in our underwriting. That gives us a far stronger foundation than projections alone. We still verify the information and evaluate expenses carefully, but historical performance tells us how the property has actually operated — not just how we hope it might.
- Guest Reviews Tell Us What People Actually Like — and Don't Like
An existing Airbnb may already have dozens or even hundreds of guest reviews. Those reviews are an underutilized source of investment intelligence.
Guests may consistently mention the location, outdoor space, layout, views, walkability, or specific amenities as highlights. That kind of repeated feedback tells you what's driving bookings and what guests are willing to pay for. Reviews can also reveal recurring complaints or weaknesses — things a new owner should fully understand before purchasing, not after.
Reading an existing Airbnb's reviews before making an offer is one of the most practical and underrated parts of STR due diligence.
- The Furniture Is Often Included
Furnishing an Airbnb from scratch requires significant money, time, and coordination. Beyond furniture, there are linens, kitchenware, décor, small appliances, and dozens of other items that guests expect. Getting all of that in place can take weeks and cost tens of thousands of dollars.
With an existing short-term rental, the furniture and operating items are often included or available as part of the sale. That can save an investor substantial startup costs and dramatically shorten the time between closing and getting the property back on the rental market — which means revenue starts sooner.
Bonus: Future Bookings May Transfer
In some transactions, future reservations may be preserved or transferred to the new owner, depending on the booking platform's rules and how the transaction is structured. This needs to be verified for each property and platform — but when it's possible, the investor may have revenue already lined up rather than starting from zero after closing.
The Bigger Picture
Starting with an existing STR doesn't mean buying it automatically makes sense. We still underwrite the financials, evaluate the location, review expenses, consider STR regulations, assess resale potential, and make sure the investment fits the client's goals.
But for investors who want to make decisions based on data rather than assumptions, existing short-term rentals give us something that's genuinely hard to replicate with a vacant property: actual operating history, real guest feedback, and a functioning setup that's already producing revenue.
For an investor, more actual data before making an offer means better decisions.
